The price of the accommodation includes all electric, central heating, bed linen, tea towels, wood -burning logs starter pack, welcome pack and cleaning. Towels are not included. If you require a cot or highchair please let us know.
A non-returnable deposit of 30% of the total weekly rental is required to secure your booking. The full balance is required 30 days before your date of arrival. A full name and address list of all guests including children must be submitted when booking.
If you decide to cancel your holiday for any reason before the 30 days prior to your arrival, your deposit will be forfeited. If you cancel within the 30 days prior to your arrival, the full amount of weekly rental will remain payable. All cancellations must be made in writing. We recommend you take out cancellation insurance to protect against these costs.
The property is available fron 4.00pm on your day of arrival and must be vacated by 10.00am on the day of departure. Please advise us of your estimated arrival time when booking.
The property is inspected and cleaned prior to your arrival with fresh bed linen supplied. Please bring your own towels. The property must be left clean & tidy. We reserve the right to ask for a good housekeeping deposit or damage deposit.
Please take care when staying at our property. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. All we ask is that you report any incidents as they occur so we may rectify for the following guests. Whilst we do not charge for minor breakages, we may make a charge in instances when it is reasonable to do so.
We do not accept any liability for any loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees whilst acting in the course of our employment.
Sorry, we do not allow pets.
Smoking is not allowed inside the property. If you are smoking outside, please do not throw any cigarette butts on the ground or in the beck.
We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. If this were to happen we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.
